There are three standardized inspection levels. Knowing which one applies saves you money and stops a home sale from stalling at the last minute.

Level 1 — routine annual check

For a chimney in continued service with no changes and no known problems. The technician examines readily accessible portions: the firebox, damper, accessible flue and the exterior from the roof. Normally performed with your annual sweep.

Level 2 — sales, changes and events

Required when a property changes hands, when you change fuel type or appliance, or after an event such as a chimney fire, storm or earthquake. It adds a video camera scan of the full flue interior plus accessible attic, crawl space and basement areas. This is the inspection real estate transactions in Ohio ask for.

Level 3 — investigative

Performed when a serious hazard is suspected and confirmation requires removing part of the structure or masonry. Uncommon, and only recommended after a Level 2 identifies something specific.

What a proper report contains

  • Dated photographs of your chimney, inside and out
  • Liner condition with camera stills where a scan was performed
  • Crown, cap, flashing and masonry condition
  • Draft and venting assessment
  • Clear separation between safety issues and cosmetic items
If a report has no photos of your chimney in it, you did not receive an inspection.
