Water follows framing and drywall before it appears as a stain, so the ceiling spot in your living room is rarely under the hole. There are five realistic entry points, and a proper diagnosis finds the one that applies to your chimney.
1. Flashing
The metal where the chimney meets the roof. Failed sealant, lifted step flashing or a roofer's caulk patch is the most common leak we find in Cincinnati. The fix is new step and counter flashing, not more caulk.
2. The crown
The concrete slab on top. Cracks funnel rain into the brick below. Hairline cracks get a flexible membrane; failed crowns get rebuilt with proper overhang and a drip edge.
3. A missing or undersized cap
An open flue is a drain pointed at your firebox. A stainless cap is the cheapest fix on this page and prevents the most damage.
4. Porous brick and open joints
Older Cincinnati brick absorbs water like a sponge once the joints go. Repointing plus a vapor-permeable sealer stops absorption while still letting the masonry breathe. Never use a film-forming waterproofer — it traps moisture and accelerates spalling.
5. A rusted chase cover
On prefab chimneys with metal chases — extremely common in Blue Ash, Mason and West Chester — galvanized chase covers rust through and pond water. The replacement is stainless with a cross-break so water runs off.

Why does my chimney only leak in heavy rain?
Wind-driven rain reaches surfaces that vertical rain does not — usually the windward face of the brick or a gap in the counter flashing. It points to absorption or a flashing gap rather than an open top.
Will waterproofing the brick trap moisture?
Not if a vapor-permeable sealer is used. It repels liquid water from outside while letting vapor escape. Film-forming sealers do trap moisture and should not be used on chimneys.
